The landlord's insurance covers the building structure; nothing protects your possessions unless you arrange it yourself.

Types We Cover

Basic Contents Cover

Fixed sum insured (e.g. KES 500K) covering the standard perils. The cheapest entry point. Suitable for tenants with modest possessions and no high-value items.

Contents + Accidental Damage

Adds cover for accidental damage to your belongings inside the home (dropped TVs, spilt liquids on electronics, broken glassware). Common upgrade for households with children.

Contents + All Risks

Adds 'all risks' worldwide cover for portable items — laptops, phones, cameras, jewellery. Strongly recommended for anyone whose laptop or phone travels with them daily.

Tenants' Liability

Adds cover for accidental damage you cause to the landlord's fixtures and fittings (e.g. burning a kitchen counter, breaking a window). Many leases require this and many tenants don't realise.

Real-World Scenarios

Burglary in a Kilimani apartment

Tenants return to find their laptops, TV, and PlayStation stolen after forced entry. Contents cover settles the replacement at new-for-old, less the policy excess. Landlord's insurance would not have covered any of these items.

Water leak from upstairs floods downstairs apartment

A burst pipe in the apartment above ruins furniture, electronics, and clothing in the apartment below. Contents cover handles the tenant's belongings (the landlord's policy handles the floor and walls).

Laptop stolen from a café

No. The landlord's insurance covers the building and any contents the landlord provided. Your personal belongings — clothes, electronics, furniture you brought with you — are covered by the landlord's insurance only in the sense that you might be able to sue the landlord if they caused the damage. Your own contents policy is the only direct protection.
