Homeowners insurance is a combined policy covering both the structure of your home and its contents — bringing together what would otherwise be two separate policies under one renewal and one excess. For a typical Nairobi or upcountry homeowner, it is the single most cost-effective way to protect what is usually the family's largest asset.

We pay particular attention to sum-insured accuracy on the buildings side (under-insurance is the most common claim disappointment), and we tailor the contents cover to your actual valuables — including jewellery, electronics, art, and 'all risks' items that travel outside the home.

Types We Cover

Building Only

Covers the structure of the property only — typically the choice for landlords (separate landlord cover) or for tenants whose buildings cover is arranged by the landlord. Cheapest variant.

Contents Only

Covers personal belongings inside the home. Used by tenants and by owners of apartments where the body corporate insures the structure.

Combined Buildings & Contents

The standard homeowner policy — buildings + contents + owner liability under one cover. Best value and cleanest claims experience. Our default recommendation.

Combined + All Risks

Adds 'all risks' cover for portable items (jewellery, watches, electronics) anywhere in the world. Essential for clients with significant high-value portable items.

Burglary while the family is on holiday

Forcible entry through a back window; KES 850K worth of electronics, jewellery, and cash stolen. Combined homeowners with all-risks settles the loss, replaces the items, and pays the cost of replacing the broken window and door lock.

Flash flooding damages ground floor

Heavy rain causes flooding into a Karen home, ruining furniture, electronics, and floor finishes. Buildings cover handles the floor reinstatement; contents cover handles the personal items; both subject to the policy excess.

Visitor slips on a wet step

Buildings: rebuild cost (not market value — the land value is excluded). For most Kenyan homes, KES 35,000–80,000 per square metre is a reasonable starting point; we recommend a professional valuation above KES 30M. Contents: walk through each room and list the replacement cost of every item.
