Landlord insurance is the dedicated cover for property you own and let to tenants. It differs from standard homeowners in three important ways: it covers loss of rent if the property becomes uninhabitable after an insured event, it provides landlord-specific liability for tenant and visitor injuries, and it recognises that contents (where any are included in the letting) are typically limited to landlord-owned fixtures rather than tenant possessions.

Multi-Unit Block

One policy covering an entire apartment block. Simpler administration than per-unit policies. Body corporates and management companies frequently use this structure.

Portfolio Cover

Annual policy covering an entire portfolio of let properties under a single schedule. Premium adjusts at year end based on property values and rental income. For landlords with 5+ properties.

Short-Stay / Airbnb Cover

Tailored for short-term let properties with rotating guest occupancy. Slightly different risk profile from long-term letting; many standard policies exclude short-stay use.

Real-World Scenarios

Fire renders a let property uninhabitable

Buildings reinstatement is covered; the policy also pays the lost rental income for the period the property is being rebuilt (typically up to 24 months). The landlord's cash flow is protected through the rebuild period.

Departing tenant causes deliberate damage

Malicious damage by tenant extension covers the cost of repairs (broken fittings, holes in walls, damaged appliances) above the security deposit. We recommend this extension on every furnished let.

Tenant's visitor injured by a defective balcony rail

Landlord's liability section covers the injury claim — typically several million shillings for a serious fall — including legal defence costs. Critical because property liability follows the freeholder, not the tenant.
